The developer led by Jorge Pérez de Leza has decided to bet on developments in the southeast by purchasing a portfolio of land from Sareb in Los Cerros to build 1,200 homes, according to El Economista. In this way, Metrovacesa will become the largest owner of this new development in the capital of Spain. An area that promises to be one of the greenest in Madrid as it has 1.7 million m2 of green areas.
But Metrovacesa will not be alone in Los Cerros, because companies such as Vía Célere and Vía Ágora also have a large presence. Kronos, Landco or Grupo Ortiz are other companies that have, but to a lesser extent, land in development.
This southeastern development, belonging to the Chinese Student Phone Number List district, is located between the municipalities of Coslada, El Cañaveral and San Fernando de Henares. In addition, it is integrated into the natural spaces of Cerro de la Herradura, the Vega del Río Jarama and the municipal project of the Metropolitan Forest.
To complete the existing green areas, Los Cerros' environmental commitment to its immediate surroundings will gain strength with the planting of more than 7,000 trees, 100,000 shrubs and the reforestation of more than 2,500 trees.
Just 20 minutes from the center of the capital, Los Cerros has direct access to the M-45, incorporating a collector road, access to the M-203 and M-206, anticipating the possible arrival of the metro and the access bus fast, as well as EMT lines that will allow fluid incorporation to all parts of the city. In addition, it has access to the R3 highway.
Of the 14,276 homes planned in the project, 50% will have some type of protection, helping to unlock and facilitate access to housing and contributing to the balance of prices in the real estate market. In addition, 550,650 m2 is destined for tertiary and commercial land.
The little construction, only 12% of its total surface, as well as its privileged location make nature and city come together to create a unique project. “The main attraction of Los Cerros will be the integration of architecture and landscape in a neighborhood with the largest area of green areas of the developments in the southeast. Our goal is to place urban project management at the forefront of new developments. We are going to attract both the young population and families looking for quality homes in a sustainable and healthy environment, as well as the elderly population, through a quality and differentiated urban design and, at the same time, integrated into the new developments in the southeast and in the urban network of the city of Madrid,” says Marcos Sánchez Foncueva, Manager of the Los Cerros Compensation Board.
In September 2022, the urbanization works of the first phase, of the three proposed in the project, began, which implies a total investment of 3,000 million euros and the creation of 15,000 jobs. All this thanks to the vision of a property in which the majority are Spanish companies that are prominent in the generation of land and housing, such as Vía Célere, Vía Ágora, Metrovacesa, Kronos, Landco, Grupo Ortiz or Eurocis, among others, with the planned start of construction of the first homes for the last quarter of 2024. _________________ Chinese Student Phone Number List |
